The Most Overlooked Part Of Building A Home

Most homeowners in India spend months choosing tiles, kitchen shutters, and furniture, and then rush the exterior elevation in the final two weeks before possession. That is the wrong way round.

The exterior is the most permanently visible part of your home. Every neighbour, visitor, and passerby judges your property from the outside long before they step in. It also moves resale value in a real way. A well resolved elevation can add 10 to 20 percent to how buyers value a home in a competitive residential market like Jaipur.

This guide walks through the main exterior finishes available in India, what they cost, how long they last, and which ones age gracefully versus which ones you will regret within a decade.


What A Complete Elevation Involves

A finished exterior elevation usually brings together:

  1. Plaster and base coat, the foundation every other finish sits on
  2. Primary finish, whether paint, texture, cladding, or stone
  3. Architectural elements, such as window surrounds, cornices, horizontal bands, and canopies
  4. Gate and compound wall, which shape the entry experience
  5. Outdoor lighting, usually forgotten, and one of the highest impact details after dark

Finish 1: Exterior Paint

Cost: ₹25 to ₹60 per sq ft (walls only)

The most common and affordable exterior finish in India. The gap between a ₹25 and a ₹55 per sq ft paint job is enormous, and it comes down to the paint grade, the number of coats, and how well the surface was prepared.

What holds up in our climate: For Jaipur and Rajasthan, where summers cross 45°C and some winter nights drop below 5°C, elastomeric or silicone modified paints perform far better than ordinary emulsion. They flex with the building's expansion and contraction instead of cracking. Reliable options for this climate include Asian Paints Apex Ultima Protect, Berger WeatherCoat, and Nerolac Suraksha Plus.

Colours that age well: Warm whites, off whites, and warm greys hold up best under Rajasthan's intense sun. Highly saturated yellows, oranges, and bright blues look striking at first but fade unevenly within three to four years under Jaipur's UV load. If you want colour, use it as an accent on bands, window surrounds, or the gate, against a neutral main wall.


Finish 2: Texture Paint And Sand Finish

Cost: ₹55 to ₹120 per sq ft

Texture finishes add depth to a facade and are more forgiving of small cracks and surface irregularities than smooth paint. They are widely used on mid range homes across Jaipur.

Common types in India:

  • Rough sand texture: rolled on for a fine granular surface, economical and durable
  • Smooth texture: applied by spatula for a soft, leathery, slightly dimensional look
  • Scratch texture: trowelled and then scratched into horizontal lines, though it looks a little dated now

Durability: good texture paint on a well prepared surface should last seven to twelve years before a recoat.

Where it works best: on mid ground walls seen from three metres or more. Up close, on gate pillars or the entrance, heavy texture can feel rough rather than refined.


Finish 3: Stone And Natural Cladding

Cost: ₹150 to ₹500 per sq ft depending on the stone

Stone cladding is where Jaipur has a genuine edge over the rest of India. Rajasthan is the country's largest producer of sandstone, marble, and slate, so Dholpur stone, Kota stone, Jodhpur sandstone, and other local stones are available here at noticeably lower cost than elsewhere.

What works well:

  • Dholpur beige sandstone: warm, refined, and ages beautifully, the classic choice for Jaipur homes
  • Kota stone, for flooring bands and elements, extremely durable and low maintenance
  • Slate cladding, contemporary, and a good match for modern elevations
  • Rajasthani pink sandstone, bold, traditional, and a nod to local architecture

Be careful about fixing: stone needs proper fixing, using approved exterior grade adhesive and S clamps for larger pieces, along with proper waterproofing of the substrate. Poorly fixed stone falls off, sometimes within two to three years in areas of thermal movement. Never let stone be fixed with ordinary tile adhesive on an exterior.


Finish 4: ACP (Aluminium Composite Panel)

Cost: ₹180 to ₹350 per sq ft

ACP is popular for commercial buildings and modern residential elevations. It delivers clean, precise lines that are hard to achieve with traditional materials.

Where it works: contemporary and modern homes, commercial facades, entrance canopies, and feature elements.

Where it does not: traditional or transitional homes, bungalows with classical proportions, and heritage zones.

A warning on quality: budget ACP uses a thin aluminium skin over a low grade core that can delaminate, warp, and discolour within five to seven years in Indian conditions. Specify a minimum 3mm panel and stick to reputable brands such as Alubond, Aludecor, or Viva.


What Ages Well Versus What Dates Fast

After 25 years of exterior work, our observation is consistent.

Ages beautifully:

  • Natural stone as the main material or as an accent
  • Simple volumes with clean lines and shadow, using window reveals, horizontal bands, and recessed panels
  • Warm neutral palettes such as creams, off whites, warm greys, and terracotta
  • Well proportioned windows with proper surrounds
  • Mature planting treated as part of the composition

Dates quickly:

  • Highly saturated colours across large walls
  • Bubble glass and fussy decorative ironwork
  • Random protrusions and fins with no real purpose
  • Budget ACP on a home
  • Too much reflective or metallic material
  • Roman columns and classical ornament on a non classical building

The principle underneath all of this: restraint in material and colour, and investment in proportion and detail.

Jaipur's residential architecture runs a wide range, from traditional havelis and bungalows to contemporary villas and apartment blocks. Because the city's heritage is so present, it matters that new exterior design does not look out of place.

The best contemporary homes in Jaipur reference local materials, such as Rajasthani stone, warm earth tones, and pierced jali screens, without copying the past. A modern house can use Dholpur stone as its primary cladding, jali screens for privacy, and clean contemporary volumes, and still feel completely at home in the Pink City rather than like an imitation of it.
